Western Specialty Contractors Restoring CityPlace Four Parking Garage in Creve Coeur, MO

Western Specialty Contractors – St. Louis Concrete Branch is completing the final phases of restoration work on the CityPlace Four parking garage in Creve Coeur, MO.

Constructed in 2001, CityPlace Four is a four-story, 103,000-square-foot office building with a 339-space connected 15,600-square-foot parking garage. A lack of maintenance, poor drainage and leaking planter boxes on the garage’s street-level concrete topping slab and a suspended deck had resulted in severe deterioration and water seepage into a parking area below.

The garage has remained open during the multi-phase restoration project. Phase I, completed in 2021, focused on the garage’s southeast corner. Phase 2 was completed in 2022 and included the garage’s northeast corner. Phase 3, which focuses on the garage’s southwest corner, will be completed in 2023. The project’s final phase, Phase 4, focuses on the northwest corner and will be completed in 2024.

Western’s concrete experts started the restoration project by removing the garage’s damaged topping slab and deteriorating planter boxes, then installing a new slab and expansion joint. Crews then installed a COREFLEX® waterproofing membrane over the new slab. The self-sealing, self-seaming composite barrier was selected for its durability as it provides uniform waterproofing protection that is resistant to fire, chemicals and harsh contaminants.

Western then installed new railing around the plaza’s perimeter. The work on Phases I and II was completed in five months and within budget. ABS Consulting is the engineer on the project.
