RAINIER DEVELOPMENT COMPANY AND MUSCOGEE (CREEK) NATION ANNOUNCE TRANSFORMATIVE 37-ACRE “RIVERLINE” MIXED-USE PROJECT 

TULSA, OKLAHOMA — Rainier Development Company, a Dallas-based national real estate developer, in partnership with the Muscogee (Creek) Nation, today announced plans for Riverline, a $400 million, 37-acre mixed-use destination in south Tulsa. The highly anticipated development will blend retail, dining, residential and entertainment uses in a pedestrian-friendly district. 

Groundbreaking is anticipated in 2026, with Phase I completion expected in late 2027 to early 2028. 

“This is a landmark project for Tulsa and for Rainier,” said Rainier Companies CEO Danny Lovell. “Having grown up in Henryetta, I’ve long envisioned a development that could link the vitality of the Arkansas River with a walkable, mixed-use district that welcomes both locals and visitors. Riverline will be that place – a vibrant, connected community that elevates how people live, shop and gather.” 

Strategically located south of Joe Creek and east to Lewis Avenue, the Riverline site offers exceptional visibility and access in one of Tulsa’s most dynamic growth corridors. The master plan calls for approximately 650 luxury apartment homes, featuring one-, two- and three-bedroom layouts, set above 200,000 square feet of retail, dining and entertainment venues.

“Riverline is more than a development – it’s a long-term investment in Tulsa’s economic and social fabric,” said Rainier Development Company President David Neher. “Our goal is to create a destination that reflects the city’s forward momentum, integrating shared infrastructure, vibrant streetscapes and thoughtfully designed public spaces. From morning coffee to evening events, Riverline will be alive with energy throughout the day.” 

The project’s design vision will emphasize connectivity, sustainability and placemaking, creating an environment that celebrates local culture while attracting regional visitors. Riverline will complement nearby destinations and strengthen Tulsa’s position as a hub for innovation, lifestyle and entertainment.
